The commercial retrofit HHW project at 120 Spencer Street demonstrates the effectiveness of modular water heaters for large-scale plant upgrades.
120 Spencer Street is a commercial tower in Melbourne’s CBD. Spanning over 20 floors, this building is home to both corporate and commercial spaces and is walking distance from bustling Southern Cross station. The mechanical HHW plant upgrade utilises Meridian Link Condensing water heaters to reliably support the building’s heating demands within a compact footprint.

Automatic Heating assisted with early-stage design, supply and commissioning for this project.
The pre-existing instant steam boilers had been operating for around 30 years and were nearing end of life. To meet tenant demands, the new system demanded a modern, energy efficient space heating solution. Automatic Heating supplied 10 Meridian Link Condensing water heaters, cascaded together in two rows of five.
These Type-A Meridian Link Condensing water heaters form part of a complete HHW system that provides 1,500kW total output. This state-of-the-art water heater solution reduces gas usage and increases redundancy and modulation.
