Project Overview

700 Bourke Street has been accredited as an A-grade building by the National Australian Built Environment Rating System (NABERS) and is awarded a 5 Star NABERS Energy rating and is also 6 Star Green Star Office with Premium-grade services.

The environmentally sustainable features will include a façade built in sections to maximise energy efficiency, the prestigious construction also features a trigeneration facility which is where electricity, heat and cooling are all generated in a single process. This saves on energy costs, reduces greenhouse gas emissions and is a backup and supplemental power source that provides independence from the grid.

Sustainable travel is also encouraged by the 600 bike racks and provision for a percentage of small cars in the car parks. A black water treatment plant is another example of the proactive approach where water from the sanitation is collected and treated before reuse.

Tenanted by the National Australia Bank, 700 Bourke Street has been designed to be a landmark building, and includes large triangular shaped office floor plates with a central atrium connecting all levels, a child care centre, auditorium, retail tenancies, outdoor terrace and a 2 level podium car park.

Automatic Heating were called upon to provide some of the equipment for the project to augment the environmentally conscious ethos of the building. After extensive consultation, we advised the installation of Arizona Hot Water Heaters which are scotch marine boilers with three combustion gas passes. Scotch marine boilers have metal tubes in which the combustion gases exchange heat energy to the water.
