Retrofit DHW and Heating Electrification Upgrade for the EY Centre in Sydney’s CBD

The electrification of 200 George Street has set a new bar for commercial decarbonisation.

The EY Centre is now one of Australia’s most innovative and sustainable commercial buildings, a direct result of Mirvac’s commitment to environmentally conscious design and outcomes.

Owned by Mirvac and M&G Real Estate, and electrified in partnership with Bridgeford Group, this milestone transformation aligns with tenant expectations and Mirvac’s ethos, providing future-proof sustainable heating solutions.

Project Overview

Automatic Heating was engaged to design and install an all-electric heating and domestic hot water solution for the EY Centre. This one-of-a-kind retrofit project saw the replacement of gas boilers with two all-electric, Revere CO2 natural refrigerant heat pumps.

Our team engineered a custom retrofit heat pump system that utilises state-of-the-art technology and natural refrigerants for reliable, sustainable outcomes. Powered by Revere CO2 CHO080Y2 heat pumps, these natural refrigerant heat pumps align perfectly with Mirvac’s sustainability goals and expected performance outcomes.

Project Challenges and Solutions

Direct access to the rooftop plant site was extremely limited, with no crane access to the roof of this 37 story building. To combat this, both Revere CO2 CHP-080Y2 heat pumps were dismantled and reassembled on-site in an Automatic Heating first.

The two Revere CO2 CHP-080Y2 Heat Pumps each had to be dismantled off-site, with the compressor separated from the body and all panels removed. Each component was then threaded vertically through a manhole and assembled on-site by our team. Other components of the system, including Thermex thermal tanks and a skid frame, were transported in a lift then carried up to the roof via an access stairwell.

It was an incredible feat by everyone involved to reassemble an entire heating and DHW system on-site and we are incredibly proud of the results.

Sustainability Objectives

By replacing the existing gas-fire system with an eco-friendly commercial heating and hot water solution, the EY Centre has achieved decarbonisation goals critical to Mirvac’s sustainability commitments. The EY Centre has also achieved a number of star ratings, including:

  • A 6 Star Green Star Performance rating
  • 5.5 star NABERS Energy Rating
  • 4.5 star NABERS Water Rating

The EY Centre has dramatically lowered its emissions, and now sees improved energy performance with reduced operational risk, thanks to dual Revere CO2 natural refrigerant heat pumps.

Heating and Hot Water System

Automatic Heating designed, delivered and commissioned a comprehensive retrofit DHW and space heating solution for the EY Centre that features:

  • 2 x Revere CO2 Heat Pumps CHP-080Y – to provide simultaneous space and DHW heating utilising natural refrigerants
  • Thermex Stainless Steel Storage Tanks – optimised for energy efficiency, with high corrosion resistance and durability
  • Duraflex Expansion Tank – to ensure consistent pressure throughout the system
  • Ancillary products

This custom, all-electric EY Centre system was designed to accommodate existing infrastructure and ensure a smooth transition for tenants. Tenant comfort and accessibility are pillars of Mirvac’s strategy for the EY Centre, and ensuring reliable and consistent heating and hot water plays a key part in achieving this strategy.

Outcome and Community Impact

Mirvac has had clear decarbonisation goals since 2019, and we are proud to be a part of their ongoing mission for all-electric, energy efficient heating and hot water solutions.

By making the switch to electric the EY Centre has dramatically reduced its use of fossil fuels all while maintaining the expected reliability and consistency of such a premium commercial property.
